party of the first part, and
ELIZABETH ANN NEVILLE, residing at 4330 Oaklawn Avenue Extension,
Southold, New York 11971
party of the second part,
WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament, and in consideration of -------------------------------------------

paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being iv at Cutchogue, Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Middle Road (County Road 27)
at a point where the division line, wherein premises about to be conveyed herein, and
the northerly line of land now or formerly of Comiskey intersect the said northerly
line of Middle Road (County Road 27) ;
RUNNING THENCE from said point or place of beginning along land now or
formerly of Comiskey North 47 degrees 30 minutes 30 seconds West 174.45 feet to a
point and land now or formerly of Shalvey;
RUNNING THENCE along land now or formerly of Shalvey the following two (2)
courses and distances:
1. North 70 degrees 29 minutes 20 seconds East 100.00 feet;
2. South 47 degrees 30 minutes 30 seconds East 176.55 feet to the northerly
side of Middle Road (County Road 27) ;
THENCE along the northerly side of Middle Road (County Road 27) South
71 degrees 32 minutes 20 seconds West 101.00 feet to the point or place of
Beginning.
BEING AND INTENDED TO BE THE same premises conveyed
by Deed dated 10/12/82, recorded 11/12/82 in Liber 9270 page 15.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of,whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND thepparty of the first part covenants that the party of the first part has not done or suffered anything
whereby thersaid premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with See'ticn 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid.
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word party' shall be construed as if it read "parties' whenever the sense of this indenture so requires.
