THIS INDENTURE, made the 115 day of January 2009,
Between Anne T. Piscioneri, 50-52 194th Street, Flushing, NY 11365, party of the first part, and
Robert M. Piscioneri, residing at 248-57 88th Road, Bellerose, NY, John Joseph Piscioneri, residing
at 26439 156th Place, S.E. Kent, WA 98042 and Kathleen M. Piscioneri, residing at 117-01 Park Lane
S., #B6N, Kew Gardens, NY, party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars, lawful money of
the United States, paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land with the buildings and improvements thereon
erected, situate, lying and being in the near Southold, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Soundview Avenue, where the northeasterly side
of land now or formerly of M. Newbold intersects the northerly side of Soundview Avenue;
RUNNING THENCE North 18 degrees 16 minutes 30 seconds West, along said last mentioned
land ofM. Newbold, 122.0 feet to the Long Island Sound;
THENCE along the high water mark of Long Island Sound on a tie line of North 86 degree 09
minutes 50 seconds East, a distance of 57.10 feet to land now or formerly of Goldman and Piscioneri;
THENCE South 18 degrees 42 minutes 30 seconds East, along said last mentioned land, 110.0
feet to the northerly side of Soundview Avenue;
THENCE North 74 degrees 00 minutes West, along the Northerly side of Soundview Avenue,
56.17 feet to the point or place of BEGINNING.
SAID PREMISES also known as 21925 Soundview Avenue, Southold, NY; BEING and
intended to be the same premises conveyed to the grantor by deed dated January 9, 2009.
SUBJECT to the Grantor reserving for Grantor's life, a life estate, including the possession, use
and enjoyment of the premises. Said possession, use and enjoyment shall be personal to the Grantor.
The Grantor will pay all taxes and maintenance fees of the premises during the Grantor's lifetime.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,

TO HAVEAND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first pan, covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
year first above written.
