improvements thereon erected, situate, lying and being in the Town of Southold,
County of Suffolk and State of New York, known and designated as Lot No. 12
as shown on a certain map entitled, "Map of Jackson's Landing", which said map
was filed in the Suffolk County Clerk's Office on March 28, 1969, as Map No.
5280.
BEGINNING at a point on the easterly side of Jackson's Landing distant 218.27
feet easterly and then 170.00 feet southerly as measured along the northerly and
easterly side of Jackson's Landing from the corner formed by the intersection of
the easterly side of Mill Road (Cox Neck Road) and the northerly side of
Jackson's Landing; said point also being where the division line between Lot
Nos. 12 and 13 intersect said easterly side of Jackson's Landing;
RUNNING THENCE north 88 degrees 34 minutes 40 seconds East along the
