its intersection with the southerly line of Kraus Road, being the northeasterly corner of the premises herein

RUNNING THENCE along the northwesterly line of Ole Jule Lane, South 56 degrees 27 minutes 10 seconds
West 110.00 feet;
THENCE along other land now or formerly of Ernest E. Wilsberg North 28 degrees 53 minutes 00 seconds
West 271.34 feet to the southeasterly line of Ole Jule Lane;
THENCE along said southeasterly line of Ole Jule Lane the following 2 courses: 1. North 80 degrees 35 minutes 40 seconds East 20.66 feet; thence

BEGINNING at a concrete monument set in the southeasterly line of Ole Jule Lane where said line is
intersected by the northeasterly line of other lands of the party of the first part conveyed by Julius Zebroski by
deed dated 112151, recorded in Liber 3176 of deeds at page 188, and running thence along said northeasterly
line South 29 degrees 19 minutes 30 seconds East 278.23 feet t the deflection point in the westerly line of Ole
Jule Lane, which deflection point is 483.11 feet southerly along said westerly line of Ole Jule Lane from the
intersection of said westerly line with the southerly line of Kraus Road; RUNNING THENCE northerly along
fsaid, westerly line of Ole Jule Lane 80 feet; and RUNNINGTHENCE northwesterly along other lands of.tt~e

TOGETHER with a right of way, if any, over a certain 25 foot private road leading from the southerly line of
New Suffolk Avenue southerly to Peconic Bay.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated
November 10, 2000 and recorded in the Office of the Clerk of the County of Suffolk in Liber 12084 at Page 43
on November 13, 2000.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
