(File No. 357P08), residing at 305 Washington Avenue, Jamesport, New York 11947, party of the
first part, and
BENNETT CAIOLA AND LUCREZIA CAIOLA, husband and wife,
residing at 2320 Lodovick Avenue, Bronx, New York 10469, party of the second part.
WITNESSETH, that the party of the first part, in consideration of THREE HUNDREDTEN THOUSAND AND
00/100 ......... ($310,000.00) ................. Dollars, and other good and valuable consideration paid by the party
of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate
lying and being in iVlattituck, in the Town of Southold, County of Suffolk, State of New York, in the area known
as "Westview" and described as follows:
BEG[NN[NG at a monument on the westerly side of Woodcliff Drive, distant 225.0 feet northerly as measured
along said westerly side of Woodciiff Drive from Brower Road, said point of beginning being the northeasterly
corner of land now or formerly of Kander and from said point of beginning;
RUNNING THENCE along said land of Kander, South 71 degrees 42 minutes 40 seconds West, 135.0 feet to a
monument;
THENCE along land now or formerly of A. Reilly and Sons, [nc. and land of Schmidt, North 11 degrees
minutes 20 seconds West, :t00.0 feet to a monument and land of Orlowski;
THENCE along land of Orlowski, North 71 degrees 42 minutes 40 seconds East, 135.0 feet to an iron pipe on
said westerly side of Woodcliff Drive;
THENCE along said westerly side of Woodcliff Drive, South 11 degrees 17 minutes 20 seconds East, 100.0 feet
to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to James J. Duhnowski by deed dated 3/23/92,
recorded 3/31/92 in Liber 11442 page 577.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
