ALL that certain plot, piece or parcel of land, with
the buildings and improvements thereon erected, situate,

Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a monument on the westerly line of Cox
Neck Road at the southeasterly corner of land conveyed by
William and Anne Chudiak to Theodore Wells, from said point
of beginning running thence along said westerly line of Cox
Neck Road, South 0 degrees 59 minutes 40 seconds East,
100.00 feet to a monument;
RUNNING THENCE along land of the said William and Anne
Chudiak, on a former division line between said land, and
land formerly of Arnold Sacks, South 74 degrees 33 minutes~
40 seconds West, 125.00 feet to a monument;
THENCE along said land of William and Anne Chudiak,
North 2 degrees 43 minutes 20 seconds West, 131.25 feet to
a monument and said land now or formerly of Wells;
THENCE along said land now or formerly of Wells, North
89 degrees 00 minutes 20 seconds East, 125.00 feet to the

Raymond N. Skudlarek and Mary L. Skudlarek to Joseph P.
Wanat and Eleanor Wanat, his wife, by a Deed dated April
18, 1972 recorded in Liber 7160 Page 84. The said Joseph
P. Wanat having died a resident of Mattituck, New York on
March 4, 1994.

BEGINNING at a point in the northerly line of a 50' right of way
which point is South 74° 33' 40" West 125' as measured along the
northerly line of said right of way from the westerly line of Cox
Neck Road which point forms the southeast corner of' land of Joseph
P. Wanat and Eleanor Wanat;
RUNNING THENCE from the point of beginning.South 74" 33' 40" West
133.16 feet along the northerly line of said right of way to a
point;
RUNNING THENCE North 00° 59' 40" West 164.41 feet along the
easterly line of said right of way (which right of way continues
northerly) to a point.
RUNNING THENCE North 89° 00' 20" East 125 feet to a point and the
northwest corner of said land of Joseph P. Wanat and Eleanor
Wanat;
RUNNING THENCE South 02° 43' 20" East 131.25 feet along said land
of Joseph P. and Eleanor Wanat to the point or place of BEGINNING.
TOGETHER with an easement of right of way for ingress and egress
and for public utility purposes in co~m,on with others for ingress
