WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and
being in the Town of Southold, County of Suffolk and State of New York, known and designated
as and by Lot 13 and part of Lot 14, which lots numbers are shown on a certain map entitled,
"Map of Fleetwood Cove", filed in the Office of the Clerk of the County of Suffolk on July 1st,
1938, as Map Number 1263, which said lot and part of lot are more particularly bounded and
described as follows:
BEGINNING at a point on the easterly side of Fleet's Neck Road, also known as Pequash
Avenue, distant 50 feet southerly from the corner formed by the intersection of the easterly side
of Fleet's Neck Road with the southerly side of Stillwater Avenue, said point of beginning also
being where the division line between Lots 14 and 15 intersect the easterly side of Fleet's Neck
Tax Map Road and from said point of beginning;

Dist. RUNNING THENCE North 57 degrees 45 minutes 00 seconds East along said division line 55.0
0Mfeet to a point;
OO THENCE South 88 degrees 54 minutes 30 seconds East 90 feet more or less, to the division line
between Lots 13 and 14 and the ordinary highwater mark of Eugene Creek;
Sec. THENCE Southerly along said ordinary highwater mark of Eugene Creek 50 feet, more or less, to
37 Lot 12,
THENCE South 57 degrees 45 minutes 00 seconds West along the division line between Lots 12
Blk. and 13 a distance of 131 feet more or less to the easterly side of Fleet's Neck Road;
M THENCE along the easterly side of Fleet's Neck Road, North 32 degrees 15 minutes 00 seconds
Lot(s) West a distance of 100.0 feet to Lot 15, aforementioned at the point or place of BEGINNING.
SQOZ THE GRANTORS herein being the same persons as the named Grantees in'Liber 7687 page 297.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof, TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the fust part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied fust for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
