WITNESSETH, that the party of the first part, in consideration of TEN DOLLARS ($10.00),
lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the ~arty of the second part, the heirs or successors and assigns of the'party of the
second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of.¢uthold,
at Laughing Water, near Southold, County of Suffolk and State of New York, bounded and
described as follow;
BEGINNING at a point on the northeasterly side of Minnehaha Boulevard distant 197.7 feet
southeasterly from the comer formed by the intersection of the northeasterly side of M innehaha
Boulevard and the southerly side of Owaissa Avenue as projected northeasterly; said point also
being the southeasterly comer of land now or formerly of Dellegrino;
THENCE North 58 degrees 42 minutes 00 seconds East by and along property now or
formerly of Dellegrino, 116.45 feet to Corey Creek;
THENCE Southerly along the apparent high water line of Corey Creek along a tie course of
South 34 degrees 57 minutes East a distance of 75.44 feet to land now or formerly of Gallagher;
THENCE South 70 degrees 27 minutes 00 seconds West, 94.62 feet to the northeasterly line
of Minnehaha Boulevard;
THENCE along the northeasterly line of Minnehaha Boulevard the following two courses
and distances:
1. North 34 degrees 13 minutes 00 seconds West, 12.75 feet to a point;
2. North 54 degrees 15 minutes 00 seconds West, 47.00 feet to the point or place of
beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed dated 08/10/72, recorded 08/22/72 in Liber 7224 Page 253.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
TO HA VEAND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
year first above written.
