SUBJECT to Declarations of Covenants and Restrictions of Record including and
not limited to the Right—of—Way created to benefit the owners of Lots 10,
12, and 13 as such designated on a filed map, "Paddock Way", as Map No. 896B.
This conveyance is subject to easements, restrictions of record, such facts as
an accurate survey may disclose and a first Mortgage currently held by P&C
Mortgage Corp. in the approximate amount of $350,000.00. The party of the second
part acknowledges sole responsibility for payment of said Mortgage pursuant to the
terms and conditions of the Property Settlement Agreement between the parties
hereto dated January 23, 1996. Both parties represent to the other that there
are no liens to be placed on the property since its acquisition other than the
first Mortgage previously referred to.

This conveyance between former husband and wife is made for the
purpose of vesting in the Grantee spouse Lhe entire estate and
