BETWEEN JAMES S. SELLARS, residing at 1724 S.W. 19th Drive, Boynton Beach,
pro Florida 33426, as Trustee of the Sellars Revocable Trust, and JOSEPHINE SELLARS,
proresiding at 1724 S.W. 19th Drive, Boynton Beach, Florida 33426, as Trustee of

party of the first part, and CHRISTOPHER M. TALBOT and BARBARA K. TALBOT, his wife,
residing at 1844 Main Road, Jamesport, New York 11947
party of the second part,
WITNESSETH,that the party of,the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingia3he at Mattituck, Town of Southold, County of Suffolk and State of
19New York, being known as lots 32 and 33 on a subdivision map entitled, "Amended
Map of Mattituck Heights" filed in the Office of the Clerk of the County of
Suffolk on 7/24/1935 as map no. 1184 said lots when taken together are
bounded and described as follows:
BEGINNING at a point on the westerly side of Bayer Road, said point being
distant 250 feet southerly from Grant Blvd; Thence from said point of
beginning along the westerly side of Bayer Road, south 310 04' 3011 west,
100.00 feet to a monument; Thence north 580 55' 30" west, 150.00 feet to an
iron pipe; Thence north 310 04' 30" east, 100 feet to a monument; Thence
south 580 55' 30" east, 150.00 feet to the westerly side of Bayer Road, the
point or place of BEGINNING.
TOGETHER with the use of a right of way eight feet in width to and from
Wickham Avenue to Long Creek by foot only as described in liber 7156 cp 42.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated 3/24/95, and recorded 6/1/95 in Liber 11727 cp 351.

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
ec. and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
Ik. the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
