WITNESSETH, that the party of the first part, in consideration of Tett Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,.tlle heirs
or successors and assigns of the party of the second part forever, .
ALL that certain blot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lyin„ and being' at Fleets Neck, Cutchogue, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a point on the southerly side of Ea8t Road where the same is
intersected by the easterly side of land how .or formerly of Linnaeus Allen;
and from said point of beginning running, thence along the southerly side of
East Road North 85 degrees 58 minutes 20seconds East 67.65 feet to land now
or formerly of Helene Welker; running thence along said land South 31 degrees
48 minutes 20 seconds East 336.86 feet to Peconic Bay; running thence along
the same tie line of which bears South 67 degrees 43 minutes 00 seconds West
61 .34 feet to said land now or formerly of Linnaeus Allen; running thence
along said land North 31 degrees 42 minutes 10 seconds West 358.24 feet to
the southerly side of East Road at the point or place of BEGINNING.

TOGETHER with all the right, title and interest of the party of the first
part to the land below the high water mark and under the waters of Peconic
Bay adjacent to said premises.
BEING AND INTENDED TO BE the same` premises as conveyed to the, party, of the
first part .by deed ftom+bavid W. Allison, Jr. , as Executor, dated 5/18/77
and. recorded .in the Suffolk County Clerk ts. Office on 6/7/77, at liber 8248,
+page 454 and by Correction Deed from David W. Allison, Jr. , dated 7/3/96,
to be recorded, simultaneously. herewith.

TOGETHER with all right, title and interest, ifs any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETIIER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO IIAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the party oY the first part covenants that the party of the first peva has not dole or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for.this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the sante first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" $hall be construed as if it read "parties" whenever the sense of this indClIturc so requires.
