State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of the right-of-way hereinafter
described, where the same is intersected by the westerly side of land
conveyed to Robert H. and Phyllis P. Austin by deed recorded in Liber
4628 cp 110 and from said point of beginning running thence along the
northerly side of said right-of-way South 64 degrees 23 minutes West,
85 feet to other land now or formerly of Phil Berry; running thence
along said land North 27 degrees. 00 minutes 40 seconds West, 382 feet,
more or less, to Long Island Sound; running thence easterly along the
same 100 feet, more or less, to a point which is North 24 degrees
46 minutes West, 398 feet, more or less, from the point of beginning;
running thence South 24 degrees 46 minutes East, partly along land now or
formerly of said Austin, 398 feet, more or less, to the norther side
of said right-of-way at the point or place of beginning.
TOGETHER with an easement for ingress and egress to and from the
above described premises and Reeve Avenue, sometimes referred to as
Bailey Beach Road; over the following described right-of-way viz:
BEGINNING at a point on the northerly side of Reeve Avenue where
the same is intersected by the westerly side of land now or formerly
of Howard P. Barnes; running thence along the northerly side of
Reeve Avenue South 68 degrees 40 minutes 40 seconds West, 20.02 feet
to land now or formerly of Phil Berry; running thence along said land
the following courses and deistances: (1) North 23 degrees 13 minutes
West, 98.77 feet; (2) North 11 degrees 15 minutes 40 seconds West,
313.63 feet; (3) North 19 degrees 32 minutes 20 seconds East, 102.57

40 seconds West, 20.01 feet to the southwesterly corner of the premises
above described; running thence along the same and along land now or
formerly of Robert H. and Phyllis P. Austin and land now or formerly
of Lloyd Hamilton North 64 degrees 23 minutes East, 342.64 feet
to land now or formerly of Howard P. Barnes; running thence along

20 seconds West, 102.87 feet; (4) South 11 degrees 15 minutes
40 seconds East, 306.02 feet; (5) South 23 degrees 13 minutes East,
97.33 feet to the northerly side of Reeve Avenue at the point or
place of beginning.
BEING AND INTENDED to be the same premises as conveyed to the Grantors
herein by deed dated November 15, 1971 and recorded January 10, 1972
in the Office of the Suffolk County Clerk in Liber 7083 page 209
