Warren Hufe, who died a resident of Suffolk County on April 14, 2007 and whose will was admitted
to probate by the Suffolk County Surrogate's Court under file #1438P07, residing at 3195 Wells
Avenue, Southold, New York 11971, party of the first part, and
ELLEN L. HUFE and MIRANDA WILSON, as co-Trustees of the Trust under Will of Warren E.
Hufe, Jr., as probated by the Suffolk County Surrogate's Court as file No. 143P2007, with an
address of 3195 Wells Avenue, Southold, New York 11971, party of the second part.
WITNESSETH, that the party of the first part, in consideration of TEN AND 00/100 ........ ($10.00) ...........
Dollars, and other good and valuable consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of the party of the second

~,LL that certain plot, piece or parcel of land, situate, lying and being at Southold, in the Town of
Southold, County of Suffolk and State of New York, being bounded and described as follows:
BEGINNING at a point on the northerly side of Main Road, said point being at a monument located
at the intersection of the southeasterly corner of the premises hereinafter described and the
southwesterly corner of a 25 foot right of way; THENCE along said point of beginning along the
northerly side of Hain Road, along a tie line North 88 degrees 1! minutes 10 seconds West 258.84
feet to a point and lands now or formerly of Locolla; THENCE along said lands North 5 degrees 17
minutes East 87.00 feet to lands now or formerly or Richards; THENCE along said lands North 89
degrees 15 minutes 30 seconds East 191.31 feet; THENCE still along said lands, North 4 degrees 52
minutes West 156.00 feet; THENCE North 85 degrees 08 minutes East 51.00 feet to the westerly
side of a 25 foot wide right of way; THENCE along said right of way, South 4 degrees 52 minutes
East 258.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
' dated December 19, 2000 and recorded on December 27, 2000 in Liber 12092 Page 71.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
)remises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
