Southold, County of Suffolk and State of New York, being bounded and described as

Commencing at the Point and or Place of Beginning; said Point being
on the northeasterly boundary line of land conveyed by Henry J. Smith to
Frederick L. Hehn by Deed dated September 3, 1946 and recorded in the
Suffolk County Clerk's Office on November 4, 1946 in liber 2644 if Deeds
at page 310, a distance of 200.0 feet southeasterly along said boundary
line from a monument at the northwesterly terminus of said line (said
