WlTNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being

BEING AND INTENDED TO BE THE SAME PREMISES conveyed to Lillian H. Stem and Leopold
Stem, as Trustees of the Lillian H. Stem Trust Agreement dated February 23, 1996 by deed dated March 7,
1996 recorded in the Office of the Clerk of the County of Suffolk on March 15, 1996 in Liber 11766 at page
139.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

erected, situate, lying and being at East Marion, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a concrete monument set on the southeasterly side of South Lane, a certain 30-foot
private Right of Way, distant 132.12 feet northeasterly along said southeasterly side from the northeasterly
comer of land conveyed by Frank S. Thorp and Lois Johnson Thorp, his wife, to Robert J. Hart by Deed ·
dated July 11, 1950 and recorded July 17, 1950 in Liber 3101 at page 139.
RUNNING THENCE along said southeasterly side of said 30-foot Right of Way North 42 degrees
46 minutes 30 seconds East, a distance of 67.34 feet;
THENCE along land of Frank S. Thorp, South 31 degrees 01 minute 30 seconds East a distance of
232 feet to the ordinary high water mark of Gardiner's Bay;
THENCE along the ordinary high water mark of Gardiner's Bay, South 45 degrees 15 minutes 10
seconds West, a distance of 66.57 feet to other land of Frank S. Thorp;
THENCE along said last mentioned land, North 31 degrees 01 minute 30 seconds West, a distance
