ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk, and State of New York,
known and designated as part of Lot Number 11 Block 1, on a certain trap
entitled "Map of Captain Kidd Estates" and filed in the Office of the
Clerk of the County of Suffolk on January 19, 1949 as Map Number 1672,
being bounded and described as follows:
BEGINNING at a monument set in the northerly side of Summit Drive at the
division line between lots 11 and 12, Captain Kidd Estates;
RUNNING THENCE alon said northerly side of Summit Drive South 67
d rees 46' 50" West 30 feet to a int and continuingalongq Suamit
Drive, South 80 degrees 0' 00" West 80.56 feet to a tmnumenE set in
center of 15 feet right of way, which point is the division line of lots
10 and 11 on aforementioned map;
RUNNING THENCE alongq said division line through said right of way North
38 degrees 00' 00" West 190.74 feet to a monument;
THENCE North 52 degrees 00' 00" East 100 feet to a pipe;
RUNNING THENCE South 38 degrees 00' 00" East 236.71 feet to a monument
set in the northerly side of Summit Drive at the Point or place of
BEGINNING.
BEING and intended to be the same premises as acquired by Deed from
GEORGE DEMEPROULES and MARY DEMSTROULES dated October 31, 1996, recorded
in the Suffolk County Clerk's Office in Liber 11801 Page 740.
SAID premises being known as 555 Summit Drive Mattituck, NY and on the
Suffolk County Land and Tax Map as District 1600, Section 106, Block
01.00, Lot 042.002.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
