WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,

more practically bounded and described as follows:
BEGINNING at a pipe set on the northerly side of new Suffolk Avenue at the
Southwesterly corner of the premises herein being described and from said point
of beginning;
RUNNING THENCE along land now or formerly of Robert A. Celic and
Deborah P. Celic, the following two courses and distances:
1. North 17 degrees 45 minutes 10 seconds East 150 feet to a pipe;
2. :North 65 degrees 35 minutes 20 seconds East 214.53 feet to Marratooka lake;
THENCE easterly and southerly along the shore of Marratooka Lake, South 33 degrees
Tax Map 41 minutes 20 seconds East 81.77 feet to land now or formerly of Reeve;
tJcsignation THENCE along said last mentioned land, South 08 degrees 33 minutes 10 seconds
Dist. 1000 West 242. 79 feet to the northerly side of New Suffolk Avenue;
THENCE westerly along said northerly Sid e of New Suffolk Avenue, the following,
two courses and distances:

2. North 74 degrees 06 minutes 30 seconds West 192.49 feet to the point
or place of BEGINNING.

grantor herein by Deed dated 1/9/96, recorded 1/31/96 in Liber 11760 cp 534.

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof, TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the fust part covenants that the party of the fust part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the fust part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
Will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied fust for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.
