ARGENTIERI, residing at 505 Holbrook Lane, 1 Mattituck, New York � '=TMCT SECTION LC f C party of the first part, and L.1--t---E / / ANNE ARGENTIERI, residing at 105 Paquatuck Avenue, East Moriches, New York and CAROLE PUGLIESE, residing at 261-P Old Mill Road, St. James, New York, and JOAN HARLEY, residing at 1252 Port Washington Boulevard, Port Washington, New York party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Village of Mattituck, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a monument on the North side of Youngs Right of Way and at the Southwest corner of property of OLIVE E. WICK thence running Westerly along Youngs Right of Way North 84 degrees 55 minutes 20 seconds West 122 feet to a monument, running thence Northerly along a Right of Way North 3 degrees 26 minutes West 201 . 22 feet to a point, running thence South 85 degrees 03 minutes East 135. 10 feet along property of WICK to a point running thence South 0 degrees 16 minutes West a distance of 200 feet along the line of property of WICK to a point of place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to DANIEL ARGENTIERI and ANNE M. ARGENTIERI , his wife, by deed executed October 3, 1962 and duly recorded in Suffolk County in Liber 5242 of Conveyances, page 327 on October 5, 1962, the said DANIEL ARGENTIERI having died a resident of Suffolk County on November 13, 1989 . TOGETHER with use of Right of Way through and over said private road to water on north shore of Howard' s Creek, a branch of Mattituck Creek. Subject to and reserving, however, unto the party of the first part a life estate which may be enjoyed without bond or any other undertaking. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHEk with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
