TOGETHER with all the right, title and interest of the parties of the first part of, in and to that portion of Deep Hole Drive, adjacent to said premises. TOGETHER with all the right, title and interest of the parties of the first part of, in and to waters and the land under water of Deep Hole Creek lying in front of and adjoining the above described premises. SUBJECT TO THE FOLLOWING covenants and restrictions: 1. That the purchasers shall not erect or permit to be erected on any lot any buildings except one detached dwelling house for one family and one garage for private use for said dwelling. 1 I ' 2 . The parties of the second part shall not manufacture, sell or permit to be manufactured or sold, on said premises any goods or merchandise of any kind, and shall not carry on, or permit any business or trade whatsoever, upon said premises, and will not carry on or permit any manner of things which will be a nuisance, unwholesome or offensive to the neighborhood. 6. No signs of any kind shall be erected, except those erected with the permission of the parties of the first part herein. 7. No fences or hedges shall be erected or allowed which are over 3 feet 6 inches in height. The foregoing reservations and restrictions are to run with the land and shall be binding upon the purchaser, their heirs, executors and assigns until January 1, 1960, except however, that the parties of the first part reserve the right to change, alter or amend the reservations or restrictions in whole or in part as they may from time to time see fit. Being the same premises conveyed from James A. Gildersleeve, Sidney H. Gildersleeve, and Donald R. Gildersleeve to H. Theodore Christianson and Anna B. Christianson, his wife as Tenants by the entirety and upon the death of H. Theodore Christianson (date of death November 2 , 1992) , passing to the party of the first part by operation of the law and being the same premises as conveyed by deed recorded in Suffolk County Clerk's office on September 7, 1949 in liber 2989, page 298.
