MAIONE and DORIS MARY MAIONE, his wife, both residing at 554 Naugles Drive, Mattituck, New York 11952, party of the first part, and PETER G. MAIONE and DORIS MARY MAIONE, his wife, both residing at 554 Naugles Drive, Mattituck, New York 11952, as owners of an undivided Fifty(50%) Per Cent of the hereinafter described premises, and VICTORIA DI GAUDIO, residing at 87 Flanders Boulevard, Riverhead, New York 11901, and JL DORIS MACCHIA, residing at 3629 Mallard Road, Levittown, New York 11756, and LORRAINE MAIONE, a/k/a, Lorraine Nici, residing at P.O. Box 866, Mattituck, New York 11952 as owners of the other undivided Fifty (50%) Per Cent of the hereinafter described premises, described collectively as the parry of the second part, WITNESSETH that the party of the first part, in consideration of Ten Dollars and other good and valuable consideration paid by the party of the second part, does hereby grant and release unto the patty of the second part, their heirs or successors and assigns of the patty of the second part forever, �. Bugdin and wife by deed dated April 12th, 1951, and the southwesterly comer of land conveyed by Stanley 1. Naugles to Daren by deed dated August 5th, 1952; from said point of beginning running along said land of Daren, North 78 degrees, 47 minutes,30 seconds East, 110.40 feet; thence along other land now or formerly of Naugles, South 6 degrees, 20 minutes, 00 seconds East, 200.73 feet to land now or formerly of Cooper; thence along said land now or formerly of Cooper, South 78 degrees, 47 minutes, 30 seconds West, 110.40 feet to said center line; thence along said center line, North 6 degrees, 20 minutes, 00 seconds West, 200.73 feet to the point or place of BEGINNING. TOGETHER with a right of way,20 feet in width, the center line of which begins at the northwesterly comer of the premises and runs on the direct extension northerly of the westerly boundary line of said premises, North 6 degrees, 20 minutes, 00 seconds West, 283.90 feet to Naugles Drive; and the easterly and westerly lines of said right of way are respectively 10 feet easterly and westerly from the above described center line, measured at right angles thereto;said 20 foot right of way being over lands now or formerly of Bugdin, Daren and Sheehan. ALSO with a right of way 10 feet in width along the westerly boundary line of the premises from said northwesterly corner of the premises southerly to land now or formerly of Cooper; the easterly line of which is said westerly boundary line of the premises and the westerly line of which is parallel with and 10 feet westerly therefrom, measured at right angles thereto. SUBJECT to a tight of way 10 feet in width over the westerly 10 feet of the premises from said northwesterly comer of the premises southerly to said land now or formerly of Cooper; the westerly Pure of which is the westerly boundary line of the premises and the easterly line of which is parallel with and 10 feet easterly therefrom, measured at right angles thereto. BEING and intended to be the same premises conveyed to the grantor herein by deed of Alice Moss, dated October 2nd, 1975 and recorded in the Suffolk County Clerk's office at Liber 7923 of Deeds at Page 418 on October 9th, 1975. TOGETHER with all right,title and interest, if any, of the party of the first part in and to any streets and road abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
