WITNESSETH, that the party of the first part, in consideration of
TEN ($10.00) dollars
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Cutchogue, Suffolk County, New York, to wit
Lot Number Twenty Two (22) on a certain map entitled, "Map of Fairway Farms",
and filed in the Office of the Suffolk County Clerk on February 15, 1974 as Map
Number 6066. said lot is more particularly bounded and described as fo

BEGININING at an iron pin set in the easterly side of Fairaav Drive at the northerly
end of the arc (radius--25.00 feet, length=39.27 feet) connecting the northerly of
Green Way with the said easterly side of Fairway Drive;
RITTNING THENCE north 0 degrees 47 minutes 50 seconds East along the easterly si'e
of Fairway Drive, 195.00 feet to an iron pin set at the division line be to lots
21 and 22 on said map;
THENCE south 89 degrees 12 minutes 10 seconds East along said division line, 2n0.n0
feet to a concrete monument at the division line between lots 22 ano 24;
THENCE south 0 degrees 47 minutes 50 seconds West along the last-mentioner' division
line and along the division line between lots 22 and 22,220.00 feet to an iron pin
set in the northerly of Green Way;
TAEhTCE North 89 degrees 12 minutes 10 seconds West along the northerly side of.
Green Way, 175.00 feet to an iron pin set at a point of curvature;
7-IENCE westerly and northerly along the arc of a curve to the right (radius 25.00
feet) a distance of 39.27 feet to the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
