County of Suffolk and State of New York, and
PAULINE CARVAINIS, residing at 32-10 68th Street, Woodside,
County of Queens and State of New York.

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ipxtkgt at Mattituck, Town of Southold, County of Suffolk and State of
New York designated as Lot No. 53 on a map entitled, "Map of Sunset Knolls,
Section Two, Mattituck, Town of Southold, Suffolk County, New York", filed in
the Office of the Clerk of the County of Suffolk on the 9th day of April, 1970 as
File No. 5448, and which lot is more particularly bounded and described as follows:
BEGINNING AT A POINT ON THE WESTERLY SIDE OF Sunset Drive at the extreme
southerly end of the arc of a curve which connects the southerly side of Stanley
Road and the westerly side of Sunset Drive:
RUNNING THENCE South 22 degrees 22 minutes 30 seconds East along the westerly
side of Sunset Drive 90 feet;
THENCE South 67 degrees 37 minutes 30 seconds West 181 .82 feet;
THENCE North 22 degrees 22 minutes 30 seconds West, 115 feet to the southerly
side of Stanley Road;
THENCE North 67 degrees 37 minutes 30 seconds East along the southerly side of
Stanley Road 156.82 feet to the westerly end of the arc of curve which connects
the southerly side of Stanley Road and the westerly side of Sunset Drive.
THENCE Southeasterly along the arc of said curve, bearing right having a radius
of 25 feet, a distance of 39.27 feet to the point or place of BEGINNING.
BEING AND INTENDED to be the same premises conveyed to the party of the
first part by deed dated 2/23/89 and recorded in the Office of the Clerk of
the County of Suffolk on 3/3/89 in Liber 10810 Page 139
IAXMAP TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
