No building other than one private dwelling for the use and occupancy of one family and one private garage shall be erected on said premises . Any one story dwelling erected thereon shall not have less than 1500 square feet of habitable area, exclusive of garage. Any two story dwelling shall have not less than 1000 square feet on the first floor . 2 . The premises shall not be used for the manufacture or sale or merchandise of goods of any kind or for the conduct of any trade or business whatsoever .
