SUBJECT TO the following covenants and restrictions:
1 . No building other than one private dwelling for the
use and occupancy of one family and one private garage
shall be erected on said premises . Any one story dwelling
erected thereon shall not have less than 1500 square feet of
habitable area, exclusive of garage. Any two story dwelling
shall have not less than 1000 square feet on the first floor .
2 . The premises shall not be used for the manufacture or
sale or merchandise of goods of any kind or for the conduct
of any trade or business whatsoever . No advertising or
commercial signs may be displayed on the premises .
3 . No stockade or chain link fence shall be erected on
the property unless it encloses a swimming pool .
4 . No pigs, cows or livestock shall be kept on said
premises other than, not more than three domestic pets which
shall be housed inside with the exception that a horse
or horses may be kept on the premises provided the owner
comply with the appropriate zoning required for the Town of
Southold , for the keeping of horses .
5. No house trailers, travel trailers or utility
trailers shall be kept on said premises except within an
enclosed garage.
6 . All dwellings and structures shall conform to all
applicable codes and regulations of the Town of Southold and
no variance thereof may be obtained without written approval
of the party of the first part, her successors or assigns .
Two copies of the proposed plans and specifications sgs�]rl= .be
submitted to the party of the first part , her success6t*s' or
assigns , one of which, when approved, shall be returned''to
the owner with such approval endorsed thereon . If the party
of the first part, her successors or assigns shall neither
approve nor disapprove the plans and specifications within
30 days after they have been submitted to and received, the
plans and specifications shall be deemed approved.
The covenants and restrictions hereby imposed shall apply
solely to the premises herein described. These covenants and
restrictions may be modified, changed or released by the
party of the first part.
