paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Mattituck, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows :
BEGINNING at a concrete monument on the southerly line of Westphalia
Avenue at the northwesterly corner of land of William T. and Wilma
Snyder;
RUNNING THENCE along land of Snyder, South 29 degrees 42 minutes 50
seconds East 258 . 96 feet to a concrete monument;
THENCE along other land of the party of the first part, South 63 degrees
53 minutes 10 seconds West 100 . 23 feet to land of Frank Tuthill;
THENCE along said land of Frank Tuthill, North 29 degrees 32 minutes
00 seconds West 265 . 39 feet to an iron pipe on said southerly line of
Westphalia Avenue;
THENCE along said southerly line of Westphalia Avenue, North 67 degrees
35 minutes 20 seconds East 100 . 00 feet to the point of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the party of the
first part by deed dated 10/30/62 and recorded in the Suffolk County
Clerk' s Office on 11/1/62 in Liber 5257 cp 524 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.
DESIGNATION
Dist. AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
$m. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
