LWRP CONSISTENCY ASSESSMENT FORM
A. INSTRUCTIONS
All applicants for permits* including Tox~a~ of Southold agencies, shall complete tiffs CCAF for
proposed actions that are subject to the Town of Southold Waterfi'ont Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Soutbold agency in
making a detmwfination of consistency. *Except minor exempt actions including Building PermPs
and other ministerial permits not located within the Coastal Erosion Hazard Area,
Before m~swering the questions in Section C, the preparer of this form should review tile exempt
minor action list, policies and explanations of each policy contained in the Toxxql of Soutbold Local
Waterfront Revitalization Program. A proposed action will be evaluated as to its significant
beneficial and adverse effects upon the coastal area (which includes all of Southold Town).
If any question in Section C on this fonn is answered "yes" or "no", then the proposed action will
affect the actfievement of the LWRP policy standards and conditions contained in the consistency
review law. Thus~ each answer must be explained in detaik listing both supporting and non-
supDortine facts. If an action caunot be certified as consistent witb the LWRP policy standards and
conditions, jt shall not be undertaken.
A copy of the LWRP is available in the following places: online at the Town of Soutbold's website
(southoldtown.nortbfork.net), the Board of Trustees Office, the Planning Department, all local
libraries and the Toxvn Clerk's office.

Resolution for May 20, 2008 Town Board Meeting to set public hearing
Peconic Land Trust, Inc. (Chamews) Property - development rights easement
Part of SCTM #1000-63-1-25
RESOLVED that pursuant to the provisions of Chapter 17 (Community Preservation
Fund) and Chapter 70 (Agricultural Lands) of the Town Code, the Town Board of the
Town of Southold hereby sets Tuesday~ May 20~ 2008~ at 4:40 p.m.~ Southold Town
I~all: 53095 Main Road~ Southoid~ New York as the time and place for a public
hearing for the purchase of a development rights easement on property owned by
Peconic Land Trust~ Incorporated~ and being formerly known as the Charnews
property,. The property is identified as part of SCTM #1000-63-1-25. The address is
3005 Youngs Avenue in the R-80 zoning district and located on the westerly side of
Youngs Avenue approximately 450 feet from the intersection of Youngs Avenue and
County Road 48 in Southold, New York. The proposed acquisition is for a development
rights easement on a part of the property consisting of approximately 19.44- acres (subject
to survey) of the 23.44- acre parcel.
The exact area of the acquisition is subject to a Town-provided survey acceptable to the
Land Preservation Committee and the property owner. The purchase price is $80,000
(eighty thousand dollars) per buildable acre for the 19.44- acre easement plus acquisition
costs. The easement will be acquired using Community Preservation Funds.
The property is listed on the Town's Community Preservation Project Plan as property
that should be preserved due to its agricultural value; and
FURTHER NOTICE is hereby given that a more detailed description of the above
mentioned parcel of land is on file in Land Preservation Department, Southold Town Hall
Annex, 54375 Route 25, Southold, New York, and may be examined by any interested
person during business hours.
