ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon erected, situate,

State of New York being bounded and described as follows:
BEGINNING at a point on the center line of a 20 foot right of way leading
westerly from Naugles Drive, south 74 degrees 53 minutes 10 seconds west, 302.70
feet along said center line from the westerly line of said Naugles Drive, said
point of beginning being the northwesterly corner of land of Klymko and the
southerly corner of land of Munro, from said point of beginning; Running along
said land of Klymko, South 18 degrees 40 minutes 10 seconds East, 113.58 feet to
land of Leogrande; Thence along said land of Leogrande, South 78 degrees 13
minute 30 seconds West, 229.47 feet to land of Irma Vignes; Thence along said
land of Irma Vignes, North 18 degrees 40 minutes 10 seconds, West 100.20 feet to
said land of Munro and said center line; Thence along said land of Munro, being
along said center line,Abrth 74 degrees 53 minutes 10 seconds East, 228.24 feet
to the point of beginning.
TOGETHER with a right of way 20 feet in width, the center line of which begins
at the northeasterly corner of the premises and rune North 74 degrees 53 minutes
10 seconds East 302.70 feet to the westerly line of Naugles Drive; also with a
right of way 10 feet in width adjoining the northerly line of the premises, the
southerly line of which is the northerly boundary of the premises.
SUBJECT to a right of way 10 feet in width across the northerly end of the
premises, the northerly line of which is the northerly boundary of the premises.
BEING and intended to be part of the same premises as conveyed to the party of
the first part by deed dated January 3, 1984 recorded January 3, 1984 in Liber
9487 page 534.
TOGETHER with all right, title and interest. 11 any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part. the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first piart 6ovenants that the party of the first part has not done or suffered anything whereby
the saiq,premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
Part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read 'parties"whenever the sense of this indenture so requires.
