W T'NESSEPH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

State of New York known and designated as Lot No. 196 in Block 16
on a certain map entitled "Map of Captain Kidd Estates" and filed
in the office of the Clerk of the County of Suffolk on January 19 ,
1949 as Map Number 1672 , which said lot being more particularly
bounded and described as follows:

84 . 52 feet easterly from the extreme easterly end of the curve
connecting the southerly side of Ruth Road with the easterly side
of Sunny Lane; running thence North 77° 26 ' East along the southerly
side of Ruth Road 85 . 65 feet; thence South 120 34 ' East 118 . 87 feet;
thence South 82' 40 ' 50" West 66 . 97 feet; thence North 22' 06 ' 40"
West 114 . 33 feet to the southerly side of Ruth Road at the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated July 3 , 1987 and recorded in the
Suffolk County Clerk' s Office on August 5 , 1987 in Liber 10384
Page 356 .
SUBJECT TO a purchase money second mortgage in the amount of
$10, 000 . 00 which said mortgage is to be executed and delivered by
the grantee to the grantor as security for a portion of the
purchase price of this conveyance and which said mortgage is
intended to be recorded simultaneously herewith.

eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
