By this appeal, appellant seeks permission to construct a
six-foot hexagonal storage building to be located at the
southeast corner of the subject premises. The lot in question
is not improved with any structures.
The Board finds that to grant the relief requested would
result in the property in question being the only parcel in the
immediate area of this residential community with an outside
storage building as a principal building. It would be the
only parcel in this area which would be used for the sole pur-
pose of storing materials since the appellant has not indicated
that the property would be used for the construction of a
dwelling. Further, the Board has been apprised that the property
is subject to covenants and restrictions which prohibit the con-
struction of an accessory building prior to the construction of
a residence on the lot.
On motion by Mr. Sawicki, seconded by Mr. Douglass, it was
RESOLVED, that Thomas Collins be denied a variance to the
zoning ordinance, Art. III, Sec. 100-30A(1).

The Board finds that to grant the relief requested would result in the
property in question being the only parcel in the immediate area of

Dear Sir:
It has been brought to the attention of this Association
that the subject application is filed for your approval. I take
this opportunity on behalf of our membership to strongly object
to this type of structure for the following reasons.
It is in violation of the restrictions as outlined on the
deeds of the community.

It adds to the pollution of Gull Pond because of the boats
already too numerous that tie up to the existing bulkheads
to be used as summer residences.
3. The moored boats become a nuisance to the residents with
late nights and early morning activities.
Hopefully we will be presented with an opportqmuity to
express these objections to your Board and to include complaints
about the conSestion of the boat population that is collecting
and polluting the other barnch of the Pond known as Fordham Canal
(which is becoming an open sewer).
Hoping to hear your opinion of this condition in time
to save our area from further problems.

Dear Mr. Grigonis:
It has come to my attention that Mr. Tom Collins, who owns a lot on
Dawn Drive in Cleaves Point Greenport has filed with you for a variance
to construct a shed on his property. Since Mr. Collins keeps a large
boat at this location, I can assume it will be a storage facility. As the
property owner directly across from this lot (350 Dawn Drive), I wish
to flatly state that I would not want any construction project across
from me that does not conform to area zoning regulations in the strictist
sense.
I believe that such buildings are extremely detracting from an area that
mostly consists of $100,000. O0 homes at a minimum. Mr. Collins
lot by itself is worth in excess of $$0., 000.00. I know there are
buildings like this one being considered littering the waterfront now,
but I believe the time is now to enforce existing laws without deviation.
I am bringing this matter to your attention perhaps a l'ittle prematurely,
but as I am sure you will find out shortly the objections to this building
will be most strenuous and most vocal.

Environmental Conservation Act, 'Article 8 of the Environmental
Conservation Law, and Section 44-4 of the Southold Town Code,
notice is hereby given that the Southold Town Board of Appeals
has determined that the subject project as proposed herein is
hereby classified as a Type II Action not having a significant
adverse effect upon the environment for the following reason(s):
An Environmental Assessment in the Short Form has been
submitted which.±ndicates that no significant adverse effects
were likely to occur should this project be implemented as
planned.
The property in question [ ] is not located within 300
feet of tidal wetlands; [X] may be located within 300 feet of
tidal wetlands but separating the property from the wetland area
is a road or other type of barrier labeling this matter outside

vicinity of this property and in this use district because at the presellt time there is

rates are at a more realistic level.
