Board to set Monday, May 11, 2009 at 6:00 p.m. at the Southold Town Hall, Main Road,
Southold, as the time and place for the next regular Planning Board Meeting.
PUBLIC HEARINGS
6:00 p.m. – North Fork Self Storage 2 - This site plan is for the construction of a 23,490
sq. ft. self-storage building on a 47,166 sq. ft. parcel in the Light Industrial Zoning District
located on the west side of Commerce Drive, approximately 475 feet south from Corporate
Road, in Cutchogue. SCTM#1000-96-1-1.2
CONSERVATION SUBDIVISIONS, STANDARD SUBDIVISIONS, RE-
SUBDIVISIONS (Lot Line Changes)
Final Determinations:
Jacoby Family Limited Partnership - This proposal is for a conservation subdivision of a
10.454-acre parcel into three lots where Lot 1 equals 46,790 sq. ft. and the clustered
subdivision open space of Lot 1 is equal to 34,777 sq. ft. and is located within Conservation
Easement Area (3); Lot 2 equals 64,687 sq. ft. and the clustered subdivision open space of
Lot 2 is equal to 35,306 sq. ft. of which 18,638 sq. ft. is located within Conservation
Easement Area (2); and Lot 3 is equal to 343,890 sq. ft. of which 291,209 sq. ft. is subject
to a Suffolk County Conservation Easement and the remaining area consists of subdivision
open space. The property is located at the terminus of Kirkup Lane, s/o Sound Avenue, in

Conditional Final Determinations:
Ghassemi, Sy & Catherine - This proposal is for a conservation subdivision to subdivide
31.0137 acres into four lots where Lot 1 equals 25.7355 acres, from which the
Development Rights are proposed to be sold to Suffolk County for the purpose of farmland
preservation, Lot 2 equals 2.379 acres, Lot 3 equals 2.6488 acres and Lot 4 equals 1 acre,
in the R-80 Zoning District. The property is located on the north side of NYS Route 25,
approximately 831 feet west of Rocky Point Road, in East Marion. SCTM#1000-31-1-1
Conditional Preliminary Determinations:
Adipietro, Robert - This proposed standard subdivision is to subdivide a 2.038-acre parcel
into three lots, where Lot 1 equals 20,229 sq. ft., Lot 2 equals 29,817 sq. ft. and Lot 3
equals 29,291 sq. ft., in the HB Zoning District. The property is located at 2980 Peconic
Lane, on the e/s/o Peconic Lane, approximately 333 ft. s/o County Road 48, in Peconic.

Setting of Preliminary Hearings:
Sutton, Alexander & Tracy - This proposal is for a subdivision of a 2.444-acre parcel into
2 lots, SCTM#s1000-78-9-54 and 1000-78-9-78. The lots have been previously merged.
The zoning is R-40. Lot 1 would be 61,899 sq. ft. and proposed Lot 2 would be 44,587 sq.
ft. The property is located at 1160 North Bayview Road, 111.56 feet northeast of Liberty
Lane and Victoria Drive, Southold.
Conkling Point Estates - This proposal is to subdivide a 7.725-acre parcel into four lots,
where Lot 1 equals 29,869 sq. ft., Lot 2 equals 29,869 sq. ft., Lot 3 equals 29,869 sq. ft.,
Lot 4 equals 29,869 sq. ft. and the open space parcel equals 4.1 acres, excluding the area
of wetlands. This project includes the transferring of 37,882 sq. ft. of buildable lands from
SCTM#1000-53-4-44.3 onto the subject property for the purposes of establishing yield. The
property is located on the west side of Kerwin Boulevard, approximately 575 feet west of
August Lane, in Greenport. SCTM#1000-53-4-44.1 & 44.3
Chase Bank, Mattituck - This proposal is to subdivide a 112,647 sq. ft. parcel into two lots
where Lot 1 equals 46,448.25 sq. ft. in the B Zoning District and Lot 2 equals 66,294.97 sq.
ft. in the R-40 Zoning District. The property is located at 10300 NYS Route 25,
approximately 120 feet east of Marlene Lane, on the south side of NYS Route 25, in
Mattituck. SCTM#1000-143-3-33.2
Peconic Land Trust (Oregon Road) - This proposed conservation subdivision is to
subdivide a 12.5056-acre farm into two lots. Lot 1 will total 2.5056 acres with an existing
residence and with the Development Rights to remain intact. Lot 2 will total 10 acres from
which The Town of Southold purchased the Development Rights in March 2007 for the
purpose of farmland preservation. The property is located at 3305 Oregon Road,
