WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ixltxx at Mattituck, Town of Southold, County of Suffolk and
State of New York, known and designated as and by the Plot Number 6
on a certain map entitled , "Map of Property of George H'. ', William T. ,
and D. T. Riley, Mattituck, L. I . , surveyed March 1924 by Daniel T.
Young, Civil Engineer, Riverhead, L. I. , and filed in the Suffolk
County Clerk ' s Office on November 27 , 1928 , as Map No. 186 , which
DIS I T said plot is more particularly bounded and described according to
said map as follows :
SECTION BEGINNING at a concrete monument set on the northerly side of
/ 30 o Riley Avenue at the southeasterly corner of Plot No. 4 on said map,
BLOCK which said point of beginning is distant 250 feet easterly from the
0 corner formed by the intersection of the said northerly side of Riley
LOT Avenue with the easterly side of Bay Avenue; thence running along the
D00 easterly line of Lots 4 , 3 , 2 and 1, also plot marked May Riley on
said Map, N. 19 degrees 29 minutes West 334 . 20 feet to land now or
formerly of James H. Rambo; thence running along said last mentioned
land, N. 70 degrees 31 minutes East 75 feet to the westerly line of
Plot 7 on said Map; thence running along said last mentioned line ,
S. 19 degrees 29 minutes East 334 . 20 feet to the northerly side of
Riley Avenue; thence running along said northerly side of Riley
Avenue, S. 70 degrees 31 minutes West 75 feet to the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties
of the first part by deed dated June 4 , 1963 , and recorded in the
office of the Suffolk County Clerk in Liber 5358 , page 427 .
TOGETHI3R with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the abovi described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.

The word "party" shall be construed as if it read "parties" whenever the sense of this indenture 5o requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
