Dear Mr. Grigonis:
We are in receipt of a Notice of Complete Application, dated March 20, 1980,
for the above referenced subdivision.
Infomation on file indicates that conditions are suitable for individual
water supplies and sewage disposal facilities.
However, we do not recommend densities of less than one (1) acre when indi-
vidual wells are in use and/or proposed.

The following comments.were made by the Southold Town
Planning Board on the various matters referred to it by your board.
In review of the application of Richard S. Corwin to the Board
of Appeals in which he requests a variance for approval of insufficient
area and width of property at Maple Avenue, Southold, the Planning
~Board sees no need for a town highway in the area.
In review of the application of Clement W. Booth to the Board of
Appeals in which he requests a varianoe for approval of insufficient
area and width of property at Mt. Beulah Avenue and Soundview Avenue
at Southold, the Planning Board sees no need for a town highway at
this particular location.
In review of the application of Richard & Donnalee Relyea to the
Board of Appeals in which they request a variance fo~ approval of
insufficient area and width of property at Mattituck Creek, the
Planning Board sees no need for a town highway at this particular
location.
In review of the application of Julius Zebroski to the Board of
Appeals in which he requests a variance for approval of insufficient
width of property at Ole Jule Lane, Mattituck, the Planning Board
sees no need for a town highway at these sites.

A Variance to Section 280A Subsection 3
A Variance to the Zoning Ordinance
is requested for the reason that
The particular piece of property adjoining our "main Piece of Property"
is a half acre which is typical of the sub-divisions of the area and
adjoins our property in a rather strange shape thus making it a good
sub-division for possible future use for my children.

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because
Considering the area to be 1/2 acre sub-divisiOns and considering the
unique shape of the property it is practical to sub-divide this piece
off the main piece to be used at a future time possibly by one of my
chi ldr en.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because
the property as a whole (as Is) is larger than most of the properties
