WITNESSETH, that the party of the first part, in consideration often dollars and other
vniuable consideration paid by the pa~ of the second part, does hereby grant and release
unto the parties of thc second part, the heirs or successors and assigns of the pa~y ofthe
second part forever, the property commonly known as Apartment 19D, 2555 Young's
Avenue, Southold. New York 11971, being Section 63, Block I, Lot 44 on the Suffolk
County Tax Mnp, nil as more particularly described in Schedule "A" attached hereto.
SUBJECT to covenants and restrictions contained in prior deeds of record;
subject to Zoning Regulations and Building R~ctions of the Town of Huntington and
amendments thereto, if any.
TOGETHER with the appurtenances and nil the estnte nnd rights of the party of
the first part in and to said premises.
BEING and intended to be the same premises heretofore conveyed by deed from
Alphunse and Rosalie Trizzino, dated 12/8/86 and recorded in the Suffolk County Clerk's
Office on 12/24/86 as Liher 11660, page 660.
The paw/of the first part reserves unto herself a life estate in the premises herein
conveyed.
TOGETHER with nil right, title and interest, if any, of the party of the first part in
and to any streets and roads abutting the above described premises to the center line
thereof; TOGETHER with the nppurtenances and nil the estate and rights of the party of
the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the pat~y
of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a m~st fund to he applied first for
the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the toud of the same for
any other purpose.
AND the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as afo~said.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
