ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being mcthKat Mattituck, in the Town of Southold, county of
02.001 Suffolk, State of New York, shown and designated as "Map of
Tollewood, Mattituck, Long Island, New York" filed in the Suffolk
County Clerk 's Office on January 25, 1927 as Map No. 175 as Lots
54, 55 and 56 which said lots, when taken together, are bounded and
described as follows:
BEGINNING at the corner formed by the intersection of the northerly
side of Meday Avenue and the easterly side of Illinois Avenue;
RUNNING THENCE along the easterly side of Illinois Avenue, North 06
degrees 23 minutes 00 seconds East 387.0 feet to the approximate high
water mark of Mattituck Bay (West Branch) ;
THENCE on a tie line along the approximate hight water mark of
Mattituck Bay (West Branch) , North 71 degrees 29 minutes 00 seconds
East 165.54 feet to Lot 53 on the map mentioned above;
THENCE along Lot 53 on said map, South 06 degrees 23 minutes 00
seconds West 399.00 feet to the northerly side of Meday Avenue;
THENCE along the northerly side of Meday Avenue, South 75 degrees
22 minutes 00 seconds West 160.86 feet to the corner and point or
place of BEGINNING.
The Grantors herein are the same party described in Deed dated 10/7/86
recorded 10/23/86 in Liber 19152 Page 271 .
Premises known as 935 Meday Avenue, Mattituck, New York
Section 113.00, Block 09.00, Lot 002.001
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
