WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk, State of New
York as described on annex--d Schedule "A" .
Being the same premises conveyed to the party of the first part by
deed dated August 19, 1987 and recorded in the Office of the Clerk
of the County of Suffolk on September 9, 1987 in Liber 10413,
page 249.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Nassau Point , or Little Hog Neck, Town of
Southold, County of Suffolk and State of New York and designated as
Lot 289 on a certain map entitled "MaD of Amended Map A of Nassau
Point, owned by Nassau Point Club Properties, Inc . , situate in Town
of Southold , Long Island, New York, surveyed June 28, 1922 by Otto
W. Van Tuyl, C. E. and surveyor, Greenport, New York" , and filed in
the office of the Clerk of the County of Suffolk August 16, 1922 as
Map No. 156, said lot being more particularly bounded and described
as follows :
BEGINNING at a point on the northeasterly side of Broadwaters Road
where the same is intersected by the division line between lots 288
and 289 on the aforesaid map, said point or place of beginning
being also distant 711. 00 feet more or less northerly as measured
along the northeasterly side of Broadwaters Road from the Northerly
end of a curve said curve connects the northerly side of Haywaters
Road with the Northeasterly side of Broadwaters Road;
RUNNING THENCE from said point or place of beginning along the
northeasterly side of Broadwaters Road North 49 degrees, 44
minutes, 00 seconds East 68 . 00 feet to the division line between
lots 289 and 290 ;
THENCE along said last mentioned division line south 49 degrees , 25
minutes, 50 seconds East 409. 17 feet to the division line between
lots 289 and 297 ;
THENCE along said last mentioned division line South 66 degrees , 55
