Description of the Subject Site The subject parcel total acreage is approximately 32 acres. When 2 acres with the improvements are removed, the site area will be 30 acres. It is mostly rectangular with the following approximate borders: 402'W x 2,365'S x 585'E x 2,402'N. It has 402' on Oregon Road. There is a separate improved lot 150' x 121' which at one time was part of the parcel and is carved out of the rectangle located on the northeast comer bordering Oregon Road. The total acreage being offered is open farmland. The topography is mostly level. The subject parcel is located in a mostly residential farm area. Located near the subject are vegetable farms as well as vineyards, sod farms, and landscaping nurseries. The homes are mostly occupied year-round however there is a noticeable second home component to the housing market. The nearest business district is the Hamlet area of Cutchogue which is located on Route 25 (Main Road)approximately 3 miles to the south. Oregon Read is an improved, macadam road which is publicly maintained. The subject is located in flood zone C -not considered a flood zone area. • The public utilities are electric and telephone. Water is provided from private wells and there are private cesspool/septic systems. There are no current plans for a residential sub-division according to the Town of ' Southold Planning Dept. Present Use I The subject property is currently mostly unimproved farmland with the improvements located in the northest comer. The improvements include a potato bam with extension. Under current zoning these improvements will be removed from the offering on a two acre parcel C. Zoning The subject is zoned AC-residential and agricultural use. The purpose is to reasonably control and prevent the unnecessary loss of open lands and to regulate sub-division. The permitted uses are: one family detached dwellings, agriculture, and buildings owned and operated by the Town of Southold, schools,park and fire districts. The Land Preservation Committee has unanimously recommended we • purchase the development rights of these two parcels. We think they will be very worthwhile additions to the portfolio of properties, that the Town has already preserved. The Young property is on the Main Road in Mattituck, Just west of the Town park, and the property abuts land on Laurel Lake, so therefore the property will help protect Laurel Lake in any encroaching development. The other property, the Gats/McDowell farm is on Oregon -Road, and 'that, of course, is the pristine farming area in this community; and we are striving to purchase development rights in than area. The definition of "Agricultural Production" as defined in Section 25-30 of Chapter 25 of the Southold Town Code is as follows: Agricultural Production - shall mean the production for commercial purposes of crops, livestock and • livestock products, but not land or portions thereof used for processing or retail merchandising of such crops, livestock or livestock products. Land used in agricultural production shall also include fences, equipment storage buildings, livestock barns, irrigation systems, and any other structures used exclusively for agricultural purposes. He leaves behind his beloved wife of 60 years, Marilyn. He was the loving father of Laurie (Vito)Italia, Jeffrey (Mary) Gatz, Peter(Valerie) Gatz and Donald (Jacqueline) Gatz. He was the cherished grandfather of Jennifer, Courtney,Nicolas, Brianne, Abigail, Shannon, Tara, Kimberly, Kacee, Ian, D.J., Tyler, Marisa and great-grandfather of Owen and Levi. He is also survived by his brother George Gatz of Florida and Eleanor Kowalski of Riverhead. r Walter was a successful landscape contractor, starting his own business 60 years ago. He coached and sponsored many youth sports teams in Mattituck and Riverhead. Of his many hobbies and interests over the years, his favorites always involved his family. . His generosity, sense of humor and kind heart will be deeply missed. The family received visitors March 11 at DeFriest-Grattan Funeral Home in Mattituck. The Liturgy of Christian Burial was celebrated March 12 at Our Lady of Good Counsel R.C. Church in Mattituck, officiated by Monsignor Joseph W. Staudt. Interment followed at Sacred Heart R.C. Cemetery in Cutchogue.
