Witnesseth,that the party of the first part,in consideration of Ten Dollars and othervaluable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs orsuccessors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beingStiWkiK at Mattituck, Town of Southold, County of Suffolk and
State of New York, known and designated as Lot No. 31 on a certain
map entitled, "Map of Farmveu Associates, " and filed in the
Office of the Clerk of Suffolk on September 11 1989, as Map No.
8808, together with mandatory membership in the Farmveu at
Mattituck Homeowners Association, Inc. (hereinafter called the
Association) .
TOGETHER with an easement of ingress and egress by vehicle or on
foot in and to any streets or roads as shown on the filed map;
RESERVING to the party of the first part, its successors or
assigns the fee of all land lying in the bed of any and all such
streets and roads ; and FURTHER RESERVING the right to convey the
fee title to said streets and roads together with natural
drainage areas shown on the filed map to the Town of Southold or
any other municipal authority, without the consent of any lot
owner, mortgagee or any other party, at which time the easement of
ingress and egress shall be automatically extinguished.
AND TOGETHER with the benefits and SUBJECT , to the burdens,
covenants, restrictions, by-laws, rules, regulations and
easements, all as set forth in the Amendment to Declaration
(setting forth Covenants, Restrictions, Easements, Charges and
Liens) made by the party of the first part, dated June 7, 1993,
and recorded in the Office of the Clerk of the County of Suffolk
on the 8th day of July, 1993, in Liber 11635 of Conveyances at
Page 684 and other covenants, restrictions, easements and

the above described premises to the center lines thereof; Together with the appurtenances and all the estate and

will receive the consideration for this conveyance and will hold the right to receive such consideration as a trustfund

ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck in the
Town of Southold, County of Suffolk and State of New York, known and designated as and by
Lot No. 31 as shown on a certain map entitled, "Map of Farmveu Associates", and filed in the
Office of the Clerk of the County of Suffolk on September 1, 1989 as Map No. 8808, which said lot
ij more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Farmveu Road distant 1176.64 feet southerly
from the extreme southerly end of an arc of a curve which connects the southerly side of Sound
Avenue with the easterly side of Farmveu Road;
RUNNING THENCE North 70 degrees 19 minutes 30 seconds East, 334.64 feet to land now
or formerly of A. Lomaga;
THENCE along said land now or formerly of A. Lomaga and along the "Open Space" shown
