Description: This proposal is to subdivide a 34,896 sq. ft. parcel into two lots where Lot 1 equals 17,438 sq. ft. and Lot 2 equals 17,438 sq. ft. in the R-40 Zoning District. Status: Preliminary Plat Review Action: Review the LWRP & applicants 3/12/09 submission. Attachments: Staff Report Standard Subdivision of Joseph & Project name:SCTM#: 1000-64-3-3 Heidi Battaglia Location:This site is located on the west side of Hobart Avenue, approximately 1,059 feet north from Terry Lane, Southold. Description:This is a standard subdivision to subdivide 95,846 s.f. into two lots where Lot 1 is 41,280 s.f. and Lot 2 is 54,566 s.f. in the R-40 Zoning District. Status:Sketch Plan review. As discussed, review of the application will continue but wetlands will need to be accurately depicted on the plat plan. An amended plan has been submitted for review and based on staff review of this plan, the wetlands on the subject site remains inaccurate. Staff may begin the SEQR process for this unlisted action with uncoordinated review once an accurate plan has been submitted. Action:Review memo and draft letter to the applicant regarding delineationAdvise the applicant the amended plan will need to be revised to accurately reflect the wetlands on site. It is further recommend that the applicant request guidance from planning staff regarding the inaccuracies of wetland depicted on the plat. Attachments:Department Memo & Draft letter to applicant. Project name: Mohring Enterprises II SCTM#: 1000-86-6-31, 75-6-7.2, 7.4 & 7.7 Location: Main Road in Peconic Description: 4 lot minor Subdivision – Lot 1 is 5.3233 acres, Lot 2 is 5.3046 acres, Lot 3 is 5.1105 acres and Lot 4 is 19 acres and is subject to Suffolk County Development Rights. Status: Approved Minor Subdivision Action: Review Request for Lot Line Modification (resubdivision) Attachments: Applicant’s Letter Southold Town Planning Board Work Session – Page Two – 3/23/09 Project name: Southview Preserve SCTM#: 1000-87-5-21.4, 21.7- 21.11 Location: The property is located on the south side of Main Bayview Road, approximately 900' east of Cedar Drive, in Southold. Description: This proposal is to subdivide a 13.35-acre parcel into three lots where Lot 1 equals 44,735 s.f., Lot 2 equals 37,343 s.f. and Lot 3 equals 42,470 s.f., with the remaining portion of the property to be preserved as open space. Status: Conditional Preliminary Approval, granted 11/14/2006 Action: Consider renewal of conditional preliminary approval - expired 5/2007. Attachments: Letter from Applicant/Timeline Project name: Nicolazzi, Dominic & Thomas SCTM#: 1000-78-7-8 & 9 Location: 6125 Main Bayview Road, Southold Description: The proposed action is to transfer .84 acres from SCTM#1000-78-7-9 (Lot 2) to SCTM#1000-78-7-8 (Lot 1) for the purpose of establishing yield on Lot 1. Following the transfer, Lot 1 is proposed to equal 2.63 acres and Lot 2 is proposed to equal 3.91 acres in the R-40 Zoning District. Status: Application rejected and returned to applicant.
