WITNESSETH,that the party of the first part,by virtue of the power and authority given in and by said last
will and testament, and in consideration of FIVE HUNDRED SIXTY FIVE THOUSAND AND

lawful money of the United States, paid by the party of the
second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Cutchogue, County of Suffolk and
State of New York, which said plot is more particularly bounded and
described as follows:
BEGINNING at a monument in the Northwesterly corner of the premises
about to be herein described, distant 115. 87 feet Northerly from the
Northeasterly terminus of Dean Drive and the Southeasterly corner of
Lot #8 as shown on the "Map of Downsview #5509" to the true point or
place of beginning;
Dis. RUNNING THENCE from the true point or place of beginning North
1000 760 35 ' 30" East along land now or formerly of Dean 182. 53 feet to a
pipe;
Sec. THENCE the following three (3) courses and distances along land
116.00 now or formerly of Liebell and land now or formerly of Seaman:
(1) South 130 24 ' 30" East 185 . 39 feet;
Blk. (2) South 020 08 ' 50" West 99 . 77 feet;
05.00 (3) South 140 46 ' 10"' East 130. 0 feet to the ordinary high water
mark of the Great Peconic Bay;
Lot THENCE North 850 27 ' 00" West along a tie line 167.0 feet to a
001.002 point;
THENCE North 130 24 ' 30" West along land of "Downsview" Private
Beach and passing thru three (3) monuments 360 feet to the point or
place of BEGINNING.
TOGETHER with an Easement for purposes of ingress and egress from
the above described premises over a 50 foot Private Road known as "Dean
Drive" on Map entitled "Subdivision Map of Downsview" at Cutchogue,
Town of Southold, Suffolk County, New York, filed August 11 , 1970 as
Map #5509 to New Suffolk Avenue, a public highway, Grantees agree to
share in maintenance of same with others in Downsview.
SUBJECT to a 25 foot Right of Way running along and parallel to
and within the Westerly line of said premises leading North to other
lands of Dean, said Easement being for pedestrian and vehicular passage
or ingress and egress to and from other lands of Dean lying to the North
of the subject premises to said Dean Drive.
BEING AND INTENDED TO BE the same premises described in Deed to
Grantor (Trust) at Liber 10420 cp 371 and to (Estate) at Liber 7964
cp 169.
