WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paidby the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being illxkgt at Nassau Point, near Cutchogue, in the Town of Southold, County
of Suffolk and State of New York, known and designated as Lot Numbered 229 on a
certain m�7 ee entitled "Amended Map A, Nassau Point Club Properties, Inc." filed in
the SuffoYKt/VUrk ' s Office as Map # 156 ' said premises being more particularly
bounded and described according to survey by Van Tuyl & Son, dated January 24, 1969
as follows:
BEGINNING at a point marked by a monument set on the Westerly line of
Wunneweta Road at the Northeasterly corner of Lot No. 229 on said Map;
RUNNING THENCE South 5 degrees 2 z minutes 30 seconds West, a distance of
79.21 feet to a point marked by a monument at the Nottheasterly corner of Lot No.
228 on said Map;
RUNNING THENCE along the northerly line of Lot 228 on said map, South 81 degrees
37 minutes 40 seconds West a distance of 118.0 feet to a bulkhead on Wunneweta
Road;
RUNNING THENCE in a northerly direction along said bulkhead and ordinary
high water mark (the tie line course of which runs North ly degrees 57 minutes
30 seconds East, a distance of 65.76 feet) to the northerly side of Lot No. 229;
RUNNING THENCE North 73 degrees 07 minutes 40 seconds East a distance 112 feet
to the point or place of BEGINNING.
Said premises known as SectionITI , Bloc1<14 Lot 233
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors.and assigns of the party of the second part
forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
