paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly line of a 33 foot private road
known as "Strohson Road" 223. 25 feet southerly along said easterly
line from land of Henwood, being also about 260 feet northerly along
said easterly line from the extension easterly of the northerly line
of Baldwin Place;
RUNNING along other land now or formerly of Simonson, South 84 degrees
54 minutes 20 seconds East 179 . 43 feet to mean high water mark of
Baldwin' s Creek (Mud Creek) ;
THENCE along the mean high water mark of Baldwin' s Creek (Mud Creek)
along a tie line South 13 degrees 17 minutes 20 seconds West 80 . 83
feet to land now or formerly of Boczek;
THENCE along said last mentioned land, North 84 degrees 54 minutes
20 seconds West 167 . 91 feet to the easterly side of Strohson Road; and
THENCE along the. easterly side of Strohson Road, North 05 degrees
05 minutes 40 seconds East 80 . 00 feet to the point or place of
BEGINNING.
BEING and intended to be the same premises conveyed to the parties
of the first part by deed dated 4/14/89, recorded 4/19/89, in Liber
10839 , cp. 406 at the Suffolk County Clerk' s Office.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
