WITNESSETH, that the party of the first part, iu consideration of Ten Dollars and other valuable
consideratim~ paid by the party of the secoud part, does hereby remise, release aad quitclaim unto the party
of the part, the heirs or successors and assigns of the party of the secoud part forever,
ALL that certain plot, piece or parcel of land situate, lying, and being at Cedar Beach, Town of Southold,
County of Saffolk and State of New York, known aad designated as part of "The Tennis Court and
Playground" ou Subdivision Map of Cedar Beach Park, aud filed in the office of the Clerk of the County of
Suffolk on December 20, 1927, as map nnmber 90, being more particularly bounded and described as
follows:
BEGINNING at a point on the northerly side of Main Bayview Road, distant 650.00 feet
westerly fi'om the corner formed by tbe intersection of the weslerly side of Cedar Beach
Road with the northerly side of Main Bayview Road;
RUNNING THENCE North 68 degrees 17 minutes 20 seconds West, 32.26 feet,
along the northerly side of Main Bayview Road;
THENCE Nortb 30 degrees 36 miuutes 10 secoads East, 252.84 feet;
THENCE Sonth 68 degrees 17 minutes 20 seconds East, 504.89 feet;
THENCE South 24 degrees 24 minutes 20 seconds West, 50.06 feet;
THENCE North 68 degrees 17 nfinutes 20 seconds West, 478.10 feet;
THENCE South 30 degrees 36 minutes 10 secouds West, 202.21 feet to the
northerly side of Main Bayview Road, the POINT OR PLACE OF BEGINNING.
TOGETHER with all right, title and interest, if any, of tbe party of the first part of, iu aud to any streets
and roads abutting the above-described premises to the center lines thereof; TOGETHER with the
appnrtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the prelnises herein granted unto the party of the second pail, the heirs or successors and
assigns of the party of the second part forever.
AND tile party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
tile first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvelnent and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for auy other purpose.
Thc word "party" shall be construed as if it read "parties" whenever the seuse of this iadenture so requires.
THIS DEED IS THE SECOND DEED OF THE TWO DEEDS BEING DELIVERED AND
RECORDED TO EFFECT THE APPROVED LOT LINE MODIFICATION BETWEEN SCTM#
1000-89-1-1 and SCTM# 1000-89-1-3.1
