situate, lying and being in the Town of Southold, at Cutchogue, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point located South 13 degrees 24 minutes 30 seconds East 192.56 feet from
the southerly side of New Suffolk Avenue which point divides other premises of James Dean and
land of Henry; from said point of beginning
RUNNING THENCE South 13 degrees 24 minutes 30 seconds East 280 feet to land of
Rushmore;
THENCE South 76 degrees 35 minutes 30 seconds West 132.53 feet to Lot #8 of"Downsview";
RUNN1NG THENCE North 13 degrees 24 minutes 30 seconds West along Lot #8, Lot #6 and
Lot #5 of Downsview 280.0 feet to a point;
RUNNING THENCE North 76 degrees 35 minutes 30 seconds East 183.53 feet to the point or
place of BEGINNING.
TOGETHER with a non-exclusive easement for purposes of ingress and egress from the above
described premises over a 50-foot private road known as Dean Drive on map entitled "Sub-
division Map of Downsview" at Cutchogue, Town of Southold, Suffolk County, New York, filed
8/11/70 as Map No. 5509, to New Suffolk Avenue, a public highway.
TOGETHER with a non-exclusive easement for purposes of ingress and egress from the easterly
terminus of Dean Drive 25 feet wide over the westerly boundary of land of Rushmore to the
subject premises.
SUBJECT PREMISES are more particularly shown and designated as parcel #2 of a minor sub-
division approved by the Southold Town Planning Board on 12/16/75, which sub-division was
approved for James Dean.
TOGETHER WITH the right to use the private beach as shown on the map of Downsview filed
8/11/70 as Map 5590 in common with others.
THE GRANTEES, by the acceptance of this Deed, agree to share on a pro rata basis the
maintenance and up-keep of the road known as Dean Drive, and beach area, with other owners of
lots of the sub-division known as Downsview.
SUBJECT to utility easements of record.
GRANTOR herein specifically reserves an easement for a 10-foot walkway along the westerly
line of the subject premises in order to provide access for James Dean, his heirs and assigns to
walk from other premises owned by James Dean located to the north of the subject premises (and
shown on the above referred to minor sub-division map as Parcel #1) to the southerly end of
Dean Drive. Said other premises of James Dean are designated as 1000-116-5-1.3.
