Witnesseth that the Grantor, in consideration &Zero Dollar ($0.00) lawful money of
the United States, and other good and valuable consideration paid by Grantee, does hereby
remise, release and quitclaim unto the Grantee, its' distributees and assigns forever,
One-half interest in ALL THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND,
with the buildings and improvements thereon erected, situate, lying and being in East Marion,
Town of Southold, County of Suffolk and State of New York, bounded and described as
follows: BEGINNING at the point of intersection of the southwesterly line of Bay Avenue and
the northwesterly line of property of Lyman G. Ketcham and Dorothy I. Ketcham, his wife,
which point of place of beginning is North 35° 35' West 92 feet from the southwesterly comer
of an existing concrete ramp and bulkhead at the foot of said Bay Avenue; running thence
along the land of Ketcham, and at right angles to said southwesterly line of Bay Avenue South
54° 25' West 30 feet; thence still along the land of Ketcham South 35° 35' East 92 feet more
or less to the ordinary high water mark of the bay known as Orient Harbor (formerly called
Peconic Bay); thence along the high water mark of the Bay in a southwesterly direction 40 feet
more or less to the dividing line between the property of Baltz and the property herein
described (which line is parallel to and 70 feet distant from the southwesterly line of Bay
Avenue); thence along the property of Baltz the following three courses and distances:
(1) North 35° 35' West 110.5 feet more or less;
(2) Northl6° 38' West 42.75 feet;
(3) North 35° 35' West 58.19 feet to the southwesterly edge of an existing roadway
(or right of way) North 72° 24' 50" East 58.88 feet to the southwesterly line of Bay Avenue;
thence along the southwesterly line of Bay Avenue South 35° 35' East 98 feet to the point or
place of Beginning.
SUBJECT TO:
1. whatever state of facts an accurate instrument survey might show provided the survey
results will not render the title unmarketable, and
2. only to utility easements or rights of way for utility purposes of record or apparent
upon visual inspection of the premises that beneficially serve the premises.
BEING the same premises conveyed by Robert D. Woodcock, Jr., Teresa W. Shaw, and
William H. Woodcock to Frank C. Mandaro, Amy Mandaro, Nicholas J. Mandaro and
Katherine I. Mandaro by deed dated November 16, 1967 and recorded in the Suffolk County
Clerk's Office on November 27, 1967 in Liber 6262 of Deeds at page 214. Nicholas J.
Mandaro died on February 23, 2007 in Staten Island, New York.
Together with the appurtenances and all the estate and rights of the Grantor in and to
said premises,
To have and to hold the premises herein granted unto the Grantee, its' distributees and
assigns forever.
