Court of the County of Suffolk on 9/27/2006 (File No. 1570 P 2006) and by virtue of the power and authority given in and by said
last will and testament, and/or by Article 11 of the Estates, Powers and Trasts Law, and in consideration of

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the

certain map entitled, "map of Beixedon Estates" and filed in the Suffolk County Clerk's Office on March 16, 1946 as
Map No. 1472
TOGETHER with a right of way for ingress and egress to and from Main Road (a public road) over Arshamomaque
Avenue and over and easement, 15 feet in width, along the south side of Lot #3, Block 7, for all reasonable purposes to
provide access to the lot which is described above.
Being the same premises transferred to Harriet Freedman, the deceased herein in deed dated 10/1/1984 and recorded
10/11/1984 in Liber 9656 Page 430.
TOGETHER with all fight, title and interest, if any, of the party of the first part, in and to any streets and roads abutting the above-
described premises to the center lines thereof; TOGETHER with the appurtenances and also all the estate therein, which the party of
the first part has or has power to convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part, the distributees or successors and assigns of the party &the
second part forever
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises
have been incumbered in any way whatever, except as aforesaid.
Subject to the trast fund provisions of section thirteen oftue Lien Law.
The word "party" shall be construed as if it read "parties" whehever the sense of this indenture so requires.
