EXECUTOR under the Last Will and Testament of Thomas J. Gorman, late of 1875 Laurel Way, Mattituck, NY
11952, who died on the 28~h day of April 2007, party of the first part,
and NANCY ESHELMAN, an individual, residing at 2203 Delancy Street, Philadelphia, PA 19103,
PATRICIA SCOTT, an individual, residing at 7014 Meadow Road, Chevy Chase, MD 20814, MARY LOU
GAGLIANO, an individual, residing at 723 Taunton Road, Wilmington, DE 19803 and THOMAS J. GORMAN
JR., an individual, residing at 1341 Tanglewood Drive, P.O. Box 125, Gwynedd, PA 19436-0125, as Tenants in
Common, party of the second pan,
WITNESSETH, that the party of the first part, to whom Letters Testamentary were issued by the
Surrogate's Court, Suffolk County, New York, and by virtue of the power and authority given in and by said Last
Will and Testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of ZERO
($0.00) DOLLARS, lawful money of the United States, paid by the party of the second pan, does hereby grant
and release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever, ~
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Mattituck, in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a concrete monument on the Westerly side of Crescent Drive (a private road) where the
Northerly line of land of Marion Smith and the Southerly line of premises hereinafter described intersects said
Westerly side of Crcscent Drive;
RUNNING THENCE along said land of Marion Smith South 43 degrees 54 minutes 00 seconds West
290.00 feet to the shore of Laurel Lake;
RUNNING THENCE Northwesterly along the shore of Laurel Lake on a tie line having a bearing of
North 67 degrees 42 minutes 30 seconds West for a distance of 148.89 feet to land now or formerly of
Underwood;

designated on the Tax Map for the Town of Southold, County of Suffolk and State of New York as District 1000,
Section 121.00, Block 04.00, Lot 023.000.
BEINGAND INTENDED TO BE the same premises conveyed the decedent herein, Thomas J. Gorman,
by a Deed dated June 5, 1990 and recorded in the Suffolk County Clerk's Office on July 25, 1990 in Liber 11108
of Deeds at page 438.
THIS CONVEYANCE is subject t? the creation ora Life Estate for the benefit of Michael E. Gorman,
residing at 1875 L.ayrel Wayc,,Mo[tityck,.JqY ! 1952 so as to provide Michael E. Gorman, during his lifetime, with
free and unfettered use of the property conveyed hereunder together with the improvements thereon. During the
existence of this Life Estate, the beneficiary thereof, Michael E. Gorman, shall be solely responsible for the
maintenance, repair and upkeep of the property conveyed hereunder and any costs directly or indirectly related
thereto including, but not limited to, repairs, insurance and the payment of all real estate taxes and assessments
imposed on said real properly.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,

TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the first pan has or has power to
convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
