WITNESSETH, that the party of the first part, to whom letters testamentary were issued by the Surrogate's
Court of thc State of New York for the County of Kings on March 13, 2008
and by virtue of the power and authority given in and by said last will and testament, and in consideration of
ten ($10.00) dollars,
paid by the party of the second pan, does hereby grant and release unto thc party of the second pan, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the See attached Exhibit A
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any s~'eets and
roads abutting the above-described premises to the center lines thereof;
TOGETHER. with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in
said premises, and also the estate therein, which the party of the first pan has or has power to convey or dispose of,
whether individually, or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second pan forcvar.
AND the party of the first pan covenants that thc party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of thc first part, in compliance with Section 13 of the Lien Law, covenants that the part)' of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust f~nd to be applied first for the purpose of paying thc cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any pan of the tom] of thc same for any other purpose.
The word "party" shall be construed as if'it read "parties" whenever the sense of this indenture so requires.

New York, known and designated as and by the lot no. 48 on a certain map entitled, "Map of
Laurel Park, Town of Southold, County of Suffolk and State of New York, Daniel R. Young,
P.E. And L.S., Riverhead, New York, August 17, 1925" and'filed in the Office of the Cler!~ of.
the County of Suffolk on October 5, 1925 as Map No. 212.
The party of the second part shall have the right to pass Over and upon the South Oakwood Road,
and also upon a strip of land along the shore firont'beyond Ibts nos. I to 4 both inclusive for the
purpose of bathing, boating and Outdoor sports and for ingress to and egress from the waters of
Peconic Bay.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part b3
deed dated 10/1/46, recorded 1 I/5/46 in Liber. 2771 cp 517.
Said premises being further described as follows:
BEING at a point on the easterly line of North Oakwood Road distant 40.feet northerly as
measured along the easterly line of North Oakwood Road, form the northerly end of a curve
connecting the easterly line of North Oakwood Road, with the northerly line of North Oakwood
Road;
RUNNING THENCE along the easterly linc'of North 'Oakwood Road, North 19 degrees
22' West 80 feet; THENCE North 69 degrees 08' 20" East 257 feet to the inean high water line
Brushes Cieek;
THENCE along the mean high water line of Brushes Creek, on a tie line beating South 61
degrees 12' East 104.93 feet; and
THENCE South 69 degrees 08' 20" West 327 feet t0 the ~asterly line of North Oak-wood
