Number Three (3) on a certain map entitled, "Map of Fairway Farms', and filed in the Office of the Suffolk County Clerk on February 15, 1974 as Map 1000 Number 6066. SUBJECT TO the Covenants and Restrictions recorded in the Office of the SEC. Suffolk County Clerk on February 22, 1974 in Liber 7593 at Page 34. SUBJECT TO an Easement of Ingress and Egress granted by Deed recorded on 109.00 November 1.1, 1971 in Liber 7045 at Page 393. BUYERS HEREBY covenant and agree to keep the above—mentioned Easement open and free from obstructions; and to maintain said Easement in a well paved ��K condition„ the cost to be shared on a pro—rata basis with others having access from Praity Lane. 05.00 BEING AND INTENDED TO BE the sameremises conveyed to the p y party of the first part by deed dated July 31, 1978 and recorded at the office of the Clerk of the County of Suffolk on August 4, 1978 in Liber 8473 of LOT conveyances at Page 596. 014.003 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party” shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
