THIS INDENTURE, made the 19th day of November, 2008
BETWEEN KENNETH SEiFERTH and DEBORAH SEIFERTH, husband and wife, both residing at 140

KENNETH SEIFERTH, residing at 140 Whitehall Blvd., Garden City,.New York, 11530, party of the second part,
WITNESSETH, that the party of the fu'st part, in consideration of Teu dollars, lawful money of the United States,
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,

Town of Southold, County of Suffolk and State of New York, known and designated as Lot Number 179 and part
of Lot 180, as shown on a certain ~nap entitled, "Amended Map A of Nassau Point, owned by Nassau Point Club
Properties Inc., situate in the Town of Southold, Long Island, N.Y.", surveyed June 28, 1922 by Otto W. Van Tuyl,
C.E. and Surveyor Greenport, N.Y. and filed in the Office of the Clerk of the County of Suffolk on August 16,

BEGINNING ht a point omthe Westerly side of Nassau Point Road ott the divisinh lifie between Lots 180 and

RUNNING THENCE South 80 degrees 41 minutes 40 seconds West, 111.64 feet;
THENCE North 09 degrees 18 minutes 20 secouds West, 273.00 feet, to the ordinary high ~vater mark of
Broadwaters Cove;
THENCE along the ordinary high water mark of Broadwaters Cove at a tie line course and distance of North 71
degrees 40 minutes 20 seconds East, 143.64 feet, to the Easterly side of Plot 179, on the above mentioned Map;
THENCE South 25 degrees 56 minutes 40 seconds East along last mentioned lot line, 176.00 feet, to the
Northwesterly side of Nassau Point Road;
THENCE Southwesterly along the Northwesterly side of Nassau Point Road, an arc of an irregular curve beariug
to the left, a tie line course and distance of South 23 degrees 07 minutes 50 secouds West, 150.29 feet to the point
or place of BEGINNING.
SAID PREMISES being aud inteuded to be the same premises conveyed to the party of the first part by deed
recorded in Liber 11857, Page 260 on October 15, 1997. Said premises known as 2000 Nassau Point Road,
Cutchogue, New York 11935.
TOGETHER with all right, title and interest, if any, of the party of the first l~art in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the lb-st part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that tbe party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
· AND the party of the first part, in compliance with § 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same fa-st to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of this indenture so requires.
