TOGETHER with an easement in common with others five feet in width running
along the southerly line of land conveyed to Constance D. Moore, by deed dated
August 20, 1973 from John A. Clarke, Constance D. Moore, Joan Darby Munkenbeck
and Elizabeth C. Hohnhorst and recorded yin Suffolk County Clerk's Office in
Liber 7489, Page 498, (SCTM# 1000-118-1-1.2) (hereinafter the "Moore Parcel")
from Vanston Road to the ordinary high water mark of Peconic Bay, for pedestrian
access to Peconic Bay;
TOGETHER with an easement of view to Peconic Bay over that portion of the ��,//f�

portion of the premises for use by property to the South, and the aforesaid
Moore parcel.

and subject to the use of a 35 foot frontage on the dF4A running northerly
from the southerly line of the premises being conveyed.
SUBJECT to the rights of the premises immediately adjacent to the North, now
or formerly of Higgins (SCTM11 1000-118-1-1.4) (hereinafter the Higgins property)
to use the boardwalk as it extends on to the premises being conveyed herein
to Wunneweta Pond, and along the dock and bulkheading on Wunneweta Pond to
the dock and bulkheading on the Higgins property, said Higgins property having
an obligation to share 1/3 of the expense of repair and maintenance of the
portion of the boardwalk on the premises being conveyed herein.
BEING AND INTENDED TO BE the portion of the premises described as Parcel II
(Plot 3) in deed from the party of the first part a/k/a John Arthur Clarke
and others to the party of the first part dated August 20, 1973 and recorded
in Suffolk County Clerk's Office on September 14, 1973 in Liber 7489, Page
502.
