WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the building and improvements thereon erected,
situate,lying and beinginRkac on the Southerly side of Pike Street in Mattituck,
Town of Southold, Suffolk County, New York, being more particularly
bounded and described as follows:
COMMENCING at a point on the Southerly line of Pike Street, which point bears South
74 degrees 22 minutes 00 seconds West, a distance of two hundred (200.00) feet
along the Southerly line of Pike Street from a concrete monument set where the
Southerly line of Pike Street intersects the Westerly line of lands now or
formerly of Manerl;
From said point of beginning running North 74 degrees 22 minutes 00 seconds
East: along the Southerly line of Pike Street, a distance of 100.00 feet to the
Westerly line of lands now or formerly of Emilia T. Pike;
RUNNING THENCE in a Southerly direction along the said Westerly line of lands
now or formerly of Pike Oboe" on a course which is parallel to the Easterly
line of lands now or formerly of William P. Long and is 100 feet distant there
from a distance of 225 feet to the Northerly line of lands now or formerly
of Pike;
RUNNING THENCE in a Westerly direction along the said Northerly line of Pike,
Sough 74 degrees 22 minutes 00 seconds West 100.00 feet to the Easterly
line of said lands now or formerly of William P. Long;
RUNNING THENCE in a Northerly direction along the Easterly line of said lands
now or formerly of William F. Long, 225 feet to the Northerly line of Pike Street
and the point or place of BEGINNING.
BEING AND INTENDED to be the same premises conveyed in Liber 11617 cp
412, recorded February 8, 1993.
T'OG'ETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the paty of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
The word "party" shall be construed as it it read "parties" whenever file sense of this indenture so
requires.

above written.
